College Campus
College Campus consists of 66 Single en-suite rooms, of which 3 are suitable for disabled access. These apartments are located on the Main Campus, with easy access to all SETU's services and facilities.

City Campus
Built in 2002 the complex consists of two four-storey apartment blocks consisting of 94 apartments with 360 bed spaces with many of our rooms especially designed for use by disabled students. While being both spacious and modern, almost all apartments feature en-suite bedrooms a must-have in today’s changing lifestyles.
City Campus Accommodation provides students with an outlet where they can socialise and interact with fellow students. Our relaxation area is an excellent facility to meet and get to know your fellow City Campus house mates while relaxing in easy surroundings with large screen plasma TV, pool table. It is the ideal place to meet for the big sporting occasions and for your Netflix get together.

Our City Campus hosts International and first year students. We house all our international students together if requested, and in a separate area of the building if there are large numbers.
The University has a number of campuses around Waterford:
- Cork Road Campus: 25-minute walk from city centre. Connected by city bus routes.
- College Campus Accommodation is located on site on this campus.
- City Campus Accommodation is 15-minute walk away.
- College Street Campus: 10-minute walk from city centre. Connected by city bus routes.
- College Campus Accommodation is located approximately 15-minute walk away on the Cork Road Campus.
- City Campus Accommodation is 2-minute walk away.
- Granary Campus: Located in the City Centre on the quay. Connected by bus routes.
- College Campus Accommodation is located a 45-minute walk away, so it is advisable to stay at the City Campus Accommodation if you are based on the Granary Campus.

How to book a room

City Campus has 24-hour reception cover and there is support available from Night Security from 8pm – 8am and our accommodation team are on hand from 8am – 8pm.
College Campus has a live-in warden. The warden is on hand should a student require access to their apartment or should they require assistance
College Campus and City Campus are the only two complexes affiliated to SETU.
SETU's campus accommodation in Waterford has 427 bed spaces available. In order to avail and secure SETU's campus accommodation in Waterford, we strongly advise making your reservation as early as possible.
Currently, there is a housing crisis in Waterford, which can make it difficult for students to find good standard accommodation if they do not source accommodation early.
In order to help student with their search for private accommodation or digs, we launched Student Pad in May 2018. Please see below for further details;
SETU Student Pad
SETU Student Pad is a website dedicated to providing our students with a first-class modern solution to find safe and suitable Private Rental Sector student accommodation in Waterford. The website lets students of SETU search for accredited rooms, houses, apartments and digs in proximity to our campuses. It has a host of benefits for students that include:
Property Alerts where students who join SETU Student Pad can sign up to have alerts emailed directly to them whenever accommodation becomes available that matches what they are looking for.
A ‘message-board’, where students may post information regarding the availability of accommodation etc. for viewing by other students.
It is a free and easy service to use for students in their search of quality off campus accommodation.
SETU is dedicated to helping our students find quality, accredited accommodation off campus as well as on campus. SETU Student Pad will play a vital role in this service.
The cancellation/security deposit for both City and College Campus is €300.
In order to secure and guarantee a room, a cancellation/security deposit payment must be paid.
At the end of the online application process, you will be asked to pay a cancellation / security deposit, which is €300. Until we become fully booked, once this is paid, you will secure a room for September. Our selection process is on a first come, first served bases, it is not based on a lottery system.
Once you have paid your cancellation / security deposit, you have up until three days after the date that Irish students receive their 1st round college offers to cancel. These offers are normally released in mid-August each year. Cancellations are made by completing the online cancellation form HERE.
Cancellations made up to 3 days after the Irish college offers are released will receive their full deposit back. Cancellations made after this date will forfeit their entire deposit.
After all cancellations are received and processed, we will issue our first formal offers of accommodation by email.
If you receive a formal offer by email, you must respond by completing the online acceptance form within a specified time period (this time period will be outlined within the email) stating whether you are going to accept or decline the offer.
Please note: Should you receive an offer and decide to decline, you will forfeit your full deposit.
If you choose to accept your offer, we will send a further email detailing the next steps in the process that you will need to follow prior to your arrival.

Unfortunately, given the high demand for on-campus accommodation, you will forfeit your deposit. Furthermore, you will be liable for all rent owing until your room is filled, if you have a contract signed.

No, unfortunately not. Should you submit a late application form, you will be notified that you are on a waiting list.
You can pay your rent online similar to your deposit, and we will send you out all this information when you are allocated a room.
No, in order to receive your key card, payment must be received prior to arrival.
There is a limited number of spaces available for students to stay for semester 1 only or semester 2 only. Students requesting this must e-mail [email protected] before submitting an online application. Due to high demand, early booking is highly recommended. Payments for each semester must be received in full
- For Semester 1 this period of occupancy is from September 2024 – December 2024
- For Semester 2 this period of occupancy is from January 2025 – May 2025
Semester Payments
Students have the option to stay for Semester 1 only or to stay for Semester 2 only.
Payments for each Semester much be paid in full in advance of arrival.

Should you be travelling by car, please see directions below.
- From Dublin: (Approx. 2.5 - 3 Hours), take the N7/N9 from the West of the City, and follow the M9/N9 branch to Carlow and Waterford.
- From Rosslare: (Approx. 1 Hour), follow the N25 for Wexford. Turn left onto the R733, and follow this scenic route through south county Wexford. Cross the Suir estuary by ferry between Ballyhack and Passage East. Follow the signs to Waterford from Passage East.
- From Cork: (2 - 2.5 hours), follow the N25 through Midleton, Youghal, Dungarvan and Kilmeaden. Follow signs, Waterford (N25).
- From Limerick: (2 - 2.5 hours), take the N24 through Tipperary Town, Cahir, Clonmel and Carrick On Suir. Follow signs to Waterford N24, after Mooncoin at the junction with N9, turn right to join N9 and follow signs to Waterford.
Your key card for City Campus or College Campus can be collected from City Campus reception upon arrival. With notice, a member of our Accommodation Team will meet you at College Campus also.
If you are arriving outside normal office hours, it is recommended that you please contact us prior to your arrival at [email protected] so that we can arrange for a member of our accommodation team to greet you.
Kitchens are fully equipped with hob, oven & grill, refrigerator & freezer. We have multichannel TV in the living area with comfortable seating.
For a yearly rental fee of €25, we provide all our international students with a duvet, pillow, mattress protector, duvet cover and pillowcase. This €25 charge also includes hire of crockery, cutlery, glassware and cooking utensils, towels, and tea towels.
Your bedroom has a bed, desk, chair, bookshelves, and wardrobe. We provide each bed with a mattress protector.
Yes, televisions are provided in the shared kitchen/living areas in all apartments.
Insurance for personal items such as PCs, laptops, stereos and other personal belongings is not provided.
Should you have any maintenance issue e.g. a blown light bulb or blocked drain, you can report the issue to reception in City Campus or alternatively, email [email protected] where we will log the issue with our maintenance team who will call to your apartment to access any repair the issue.
At City Campus you can store your bicycle in our secured underground car park, and at College Campus we have a designated bicycle parking facility in a secure area of the car park. There is no charge for use of bicycle storage in these areas.
Yes, you will require a Three Pinned Electrical Adapter to use electrical appliances in Ireland or the UK.
All security deposits are processed the first week of July and we can process return by electronic bank transfers (to a bank account). It is important to ensure that you provide accommodation with the correct IBAN and BIC no., along with full name of the account holder. *
